In order to analyse the shopping-centre market in a structured fashion, this report has segregated the market into three main sectors:

- covered shopping centres
- retail parks
- factory- and designer-outlet centres.

Online `virtual' shopping malls have been excluded from this report, which looks mainly at amounts of trading space in physical centres.

Covered Shopping Centres:
Covered shopping centres range in size from around 5,000 square metres up to 175,000 square metres, and can be subdivided into in-town and out-of-town developments. These sites are normally enclosed, with a wide range of separate retail stores letting space from one centre-management organisation. Many of the larger premises also offer additional on-site facilities, such as food courts, cinemas, ice rinks and car parking (either free or for a fee). Examples of the largest covered shopping centres include the MetroCentre (Gateshead), Bluewater (Kent), Merry Hill Centre (Dudley), Meadowhall (Sheffield) and the Arndale Centre (Manchester).

Retail Parks:
A retail park is broadly defined as a retail area, normally in excess of 5,000 square metres, containing a number of warehouse-style units. Typically, such parks are managed as a site, tend to be devoted to brown and white goods and DIY activities, and share certain communal facilities such as parking and access. Examples of retail parks include Castlepoint (Bournemouth), Fort Kinnard (Edinburgh), the New Mersey Shopping Park (Liverpool) and Fosse Park (Leicester).

Factory- and Designer-Outlet Centres:
Factory- and designer-outlet sites include factory-outlet villages, factory-outlet centres and designer-outlet centres. These are generally out-of-town, free-standing developments that offer a specific collection of retailers and brands, often at discounted prices. Examples of factory- and designer-outlet sites include The Cheshire Oaks (Ellesmere Port) and the Galleria (Hatfield).
