This Portreal report contains ratings and benchmarks for investing in residential real estate in 379 US markets. Markets are defined by US census Metropolitan Statistical Areas or Metropolitan Divisions. For each market, there is a two page profile with charts and tables.
Each profile contains:
- Market ratings and analysis
- An 'investor grade'/starter-home property price. This is a proprietary benchmark for the lowest price for properties currently on the market that are suitable for investment uses such as rental or resale
- A 'most you can afford' price, which is the highest investment price supported by current rents in the area, after accounting for financing and other ownership costs
- Rent, historical property values, and historical annual rate of appreciation in this region.
- Housing inventories including “for sale” and other properties (distressed/foreclosure and FSBO).
- Local data for population, employment, and wages
- Benchmarks for investment affordability, price outlook, return on investment, and investment volatility.
In addition to the individual city profiles, the report contains maps, tables, and charts comparing metro areas within 14 geographical regions ('Florida', 'New England', etc.).
This report is designed for investors and asset managers, but will be useful to home-owners and those contemplating first time property acquisition. It also provides context for multi-family and residential REIT valuation.
