In many ways, 2009 has been the year for First Home Buyers who have been able to benefit from lower interest rates, generous government incentives and improved housing affordability. However, conditions are also prime for property investors to return to the market, especially as high rental yields and strong market fundamentals make property investment an attractive option. This report looks at the changing perceptions of property owners with regard to property investment. The findings in this report are largely informed by RFI’s consumer surveys conducted between November 2008 and June 2009.

Scope and methodology

The report uses data from surveys conducted online by RFI in November 2008, March and June 2009. These surveys:

- Are nationally representative
- Are asked of 2,000 consumers who have, or are planning to take out, a mortgage
- Include a number of questions on future purchasing intentions, as well as sentiment toward investing
- Contain consistent questions, allowing RFI to track investor behaviour and sentiment

Highlights

- A growing proportion of property owners believe now is a good time to buy residential investment property. In November 2008, 52% of respondents felt it was a good time to invest in property but this proportion increased to 63% in March 2009, before retreating slightly to 61% in June 2009.

- Capital growth and retirement funding continue to be the key motivation for investing in property among those planning to buy an investment property in the next 12 months.

- While seasoned investors are driven by favourable economic factors such as low rates, tax benefits and a general belief that the market has bottomed out, homeowners are more driven by the steady income stream that an investment property offers.
