Abstract
The European economies are slowly recovering from the 2001-2003 downturn, which had a negative effect on office rent levels and vacancies. In many regions, however, the economic recovery has not yet translated into significant increases in employment levels, as productivity gains have been achieved without any material employment growth. In addition, large corporate organizations are still downsizing and relocating to more efficient office spaces in an effort to manage their cost bases. This is widening the rent-potential gap between modern, well-kept properties and older properties. Furthermore, the strengthening of the euro against the U.S. dollar, together with rising energy and raw material costs, could hamper European GDP growth in the near to medium term.
