Research Update: Rating On Swedish Property Co. Specialfastigheter Sverige AB Raised To 'AA+'; Outlook Stable Nov 05

Abstract
On Nov. 8, 2005, Standard & Poor's Ratings Services raised its long-term issuer credit rating on Swedish state-owned property company Specialfastigheter Sverige AB to 'AA+' from 'AA'. At the same time, the 'A-1+' short-term rating and the 'K-1' Nordic-scale commercial paper rating on Specialfastigheter were affirmed. The outlook is stable. The upgrade reflects Standard & Poor's reassessment of Specialfastigheter's public policy role as the dominant provider of properties to core public services (such as the prison service and the police) in Sweden, as well as the stability of its operations.
