Abstract
OVERVIEW We lowered our ratings on 15 classes from Bear Stearns Commercial Mortgage Securities Trust 2006-PWR12, a U.S. CMBS transaction. In addition, we affirmed our 'AAA (sf)' ratings on six other classes from the same transaction. Our rating actions reflect our analysis of the transaction primarily using our U.S. conduit/fusion CMBS criteria. We lowered our ratings to 'D (sf)' on the class H, J, K, L, M, N, and O certificates because we believe the accumulated interest shortfalls will remain outstanding for the foreseeable future.
