Tianjin Jixian Economic Development Area (Tianjin Jixian EDA) rated “BB” by China Knowledge in a research report on China’s industrial real estate published today. The EDA was established by the Tianjin municipal government in 1992 and has an area of 6.5 sq km. The EDA is a municipal-level park.
Tianjin Jixian EDA is located in Jixian County. The county is bordered by Beijing to the west, Tangshan to the east and Chengde to the north. The EDA is 105 km from downtown Tianjin, 110 km from Tianjin Binhai International Airport, 145 km from Tianjin Port, 85 km from Beijing, 80 km from Beijing Capital Airport, 80 km from Tangshan and 185 km from Chengde. The Tianjin-Jixian Expressway and the Beijing-Shenyang Expressway connect the county with downtown Tianjin, Beijing and Shenyang.
The EDA’s pillar industries include food processing, building materials, textiles, electronics, machinery and chemicals. Four industrial parks have been set up in the EDA: an organic food processing park, a modern manufacturing industrial park, Junda Textile Industrial Park, and a high-tech industrial park.
Over 100 companies have established businesses in the EDA. The investors come from Italy, Germany, Japan, Switzerland, Canada, Australia, Singapore and Hong Kong. Jixian County, where the EDA is located, has an abundance of mineral water as well as unique soil and climate conditions good for the growth of local agricultural products such as persimmons, chestnuts, dates and kiwis. These products were once enjoyed by the Royal Family in the Forbidden City of Beijing and are highly renowned in North China. As such, the Organic Food Processing Park has attracted over 20 investors such as Nestle Mineral Water, Tianyang Wine, Luyi Food and Shuanghesheng Food.
The building materials industry is also one of the EDA’s pillar industries. Italy’s SIRA is a major foreign investor and its wholly owned factory in the EDA, built in 2004, is its only investment in Asia. It covers an area of 80,000 sq m and involved an investment of over RMB 100 million. Producing aluminum alloy radiators is its main business. In the modern manufacturing industrial park, automobiles, special purpose vehicles and equipment manufacturing are the major industries encouraged. A domestic company, Tianjin Shifeng Hydraulic Machinery, is the park’s largest investor. It focuses on producing specialized machinery for building materials and its factory, set up in 1988, covers an area of 10,000 sq m.
Industrial parks rated BB are considered attractive at a below-average level. Industrial parks with this rating are typically either in the development stage or are lacking certain important elements. There are 50 with BB rating among 254 national and municipal level industrial parks.
