Tianjin Zhongbei Industrial Park (Tianjin Zhongbei IP) rated “B” by China Knowledge in a research report on China’s industrial real estate published today. The industrial park was established by the Tianjin municipal government in 2006 and covers an area of 3 sq km.
Tianjin Zhongbei IP is located in the Zhongbei Town of Xiqing District, 8 km southeast of the city center, 25 km from Tianjin Binhai International Airport, 40 km from Tianjin New Port and 120 km from Beijing. In 2010, the cargo throughput of Tianjin Binhai Airport and Tianjin Port ranked 11th and third in China, respectively.
The park is also easily accessible by land. Tianjin’s planned second subway will pass through the park. The nearest entrance to the Beijing-Tianjin-Tanggu expressway is within a 10-minute drive of the park. There are also expressways leading to Shanghai, Baoding and Fuzhou.
The park consists of five zones: the eastern, western, southern, northern and Houtai zones. In both the northern and eastern zones between 2,000 and 2,400 sq m have been dedicated to workshops; in the eastern and Houtai zones, between 6,000 and 25,000 sq m have been dedicated to workshops.
The pillar industries of Zhongbei IP are automobiles and auto parts, information technology, and machinery. The value-added industrial output from these three sectors accounts for approximately 80% of Zhongbei Town’s total. There are over 500 industrial companies in the park. Tianjin Jinhe Electronics is a joint venture set up by FAW Xiali and Japan’s Furukawa Electronics in 1996. Its major products include wire harnesses for autos, fuse holders, relays and airbags. It is one of the largest airbag manufacturers in the world.
Tianjin Shuangxie Machinery is a major investor in the park’s machinery field. Set up in 2002, it has invested RMB 200 million, realizing an annual production capacity of 140,000 chassis.
Zhongbei Town, where the park is located, is close to Nankai University, the well-known university in Tianjin. The university has an enrollment of 22,000, and its graduate account for 29.2% of Tianjin’s total.
Industrial parks rated B are viewed as poorly established. Much effort is necessary for the creation of an attractive investment environment in these parks. There are 45 with ‘B’ rating among the 254 national or municipal-level industrial parks located across the country.
