OVERVIEW We raised our commercial primary servicer ranking on Ares Commercial Real Estate Servicing LLC (ACRES) to ABOVE AVERAGE and affirmed our commercial special servicer ranking at AVERAGE. We believe the company has a knowledgeable and experienced management team, effective systems, efficient internal controls, and a proficient servicing and special servicing operation, which our rankings reflect. ACRES has a history of servicing and special servicing activities associated with commercial real estate loans in CRE-CDO securitization, as well as REO disposition, for third-party investors and on-balance-sheet assets.
