This Key Note Market Update examines the estate agents and services market in the UK, which refers to the sale and rental of residential properties, as well as any related services, such as conveyancing, surveys, financial services, auctions, valuations and other property management solutions provided by estate agents.

In recent years, the market has come under increased pressure following the double-dip recession, which saw the economy contract, while wages remained low and unemployment remained high. As a result, the average house price in the UK fell by 10.5% to £162,085 in 2009, before rising slightly by 2.9% in 2010, following a small economic recovery. Since then, however, conditions worsened once again as the UK fell back into recession at the start of 2012, and average house prices fell once again to £161,308.

The double-dip recession has also affected mortgage availability across the country in recent years, with many lenders now demanding high deposits of between 15% and 20% before granting a mortgage.
