The real estate sector - one of the key drivers of the Brazilian economy in the past decade - was not shielded from the deep recession in the country over the 2015-2016 period. It suffered from oversupply, lower demand, limited loan financing, increasing number of cancellations and falling prices, which forced domestic developers to postpone projects and offer significant price discounts and grace periods to counter high inventories and contain mounting liquidity and financing problems. The office market was the worst hit by the economic recession, while the active government housing programmes partially alleviated the negative impact on the residential market. In line with the uptick in the economic activity in 2017, the real estate sector showed the first signs of recovery in the third quarter of the year, and this trend is expected to strengthen over the course of 2018.
