The report highlights that Data Centres are undergoing a change as markets mature. Despite the growth in Data Centre facilities at the edge, the number of Data Centre City Clusters is growing, and the size of selected Data Centre City Clusters continues to grow in the hub.
 
The majority of third-party Data Centre facilities in Europe are now located in a large city hub close to a large population centre. Large city Data Centre hubs are generating their own connectivity and customer ecosystems, which in turn are creating their own demand.
 
New Data Centre facilities are increasingly being located in existing Data Centre city clusters, where there is an established ecosystem established.

The report Data Centre Clusters in Europe 2018 - The Key Hot Spots, surveys the 20 largest 3rd party Data Centre city hubs ranked by Data Centre raised floor space.
 
The findings reveal that the largest Data Centre City Clusters is Frankfurt, London and the Inner M25, Paris, Amsterdam and then followed by Slough (UK) – with Frankfurt becoming marginally the largest Data Centre cluster in Europe. 
 
Data Centre facilities are set to expand in all of the city clusters surveyed. Datacentrepricing.com forecasts growth in Data Centre raised floor space to average almost 50 percent across all of the 20 city clusters over the next four-year period - but with the highest percentage growth forecast to come from the Rome (60 per cent), Amsterdam and Frankfurt (both on 58 per cent) and Dublin and Geneva (both on 57 per cent) city clusters.
 
The largest cities in Europe typically account for the highest amount of 3rd party Data Centre raised floor space, with Data Centre Providers gaining access to a large population centre as more applications get positioned close to the end user.
 
But the European Data Centre market is becoming more mature, with more Data Centre city clusters appearing in the large established country markets, with Slough (UK) outside the London & Inner M25 area, is becoming established as the 2nd Data Centre city cluster in the UK and the 5th largest cluster in Europe with 156,000 m2 of Data Centre raised floor space.
 
Five of the twenty European Data Centre Hot Spots are located in the UK including Cardiff, Manchester, Woking, Slough and the London & Inner M25 area - with three located in Germany including Berlin, Munich & Frankfurt. 
 
The amount of Data Centre raised floor space and Data Centre Customer Power (DCCP) and pricing varies extensively varies extensively by each Data Centre city cluster - with the largest city cluster (Frankfurt) having over 277,500 m2 of space ranging down to 21,000 m2 for the Geneva city cluster.
 
Average Data Centre pricing also ranges from Euro €1,392 per month per rack (Zurich) and Euro €1,354 per month per rack (London & the Inner M25 area) down to an average of Euro €452 per month per rack (Warsaw) and Euro €530 per month per rack (Prague).
 
By contrast, average Data Centre Pricing in the 20 city clusters, as measured by rack space or m2 rentals, is forecast to see a small decline in average rates - by almost 8% from the end of 2018 to the end of 2022 across the 20 Data Centre city clusters, as new Data Centre capacity is increased across Europe.
