New owners: A falling house price index will not bode well for housing development, as potential revenue gains will be crippled

Housing Developers construct new homes on land owned or controlled by the builder rather than the buyer or investor. Trends in demand for housing stock are dictated by overall economic performance, with consumers demanding new and improved homes during periods of prosperity. Beginning with the COVID-19 pandemic in 2020, housing developers have suffered at the hands of broad economic disruptions. Since this, negative trends have been exacerbated by rising interest rates, dissuading investment and consumer spending. With this decline in the housing market, housing developers' revenue fell at a CAGR of 0.9% to $202.7 billion, particularly hurt by a decline of 10.5% in 2023 alone, as profit faded to 5.5%.

The Housing Developers industry is primarily engaged in the development of new homes on land that is owned or controlled by the builder rather than the home buyer or investor. The industry includes operators that build single-family or multifamily homes. These operators are often referred to as merchant or speculative builders, but they are also known as production for-sale builders.
